The Project

The Land for Industrial Park Kragujevac spans a total area of 24,000 m², carefully planned for maximum functionality and development. Preparations for the first of three phases of this ambitious project are currently underway.

The first phase includes the construction of an industrial hall with 2,000 m², designed for manufacturing or retail activities, along with an additional 540 m² of modern office space. The completion of this phase is planned for the summer of 2025, creating ideal conditions for advanced business operations in a state-of-the-art facility.

​The second phase involves the construction of another industrial hall, along with office space and a basement, with a total area ranging from 5,000 to 6,000 m². This phase offers flexibility to accommodate a variety of business needs.

​The third phase is currently under consideration, with options including residential or hotel facilities, further diversifying the offerings and enhancing the functionality of the complex.

Phase One- Industrial hall

Exterior

The main entrance to the facility is located in the office section of the hall, showcasing a modern architectural design that serves as the building's representative "face."

The exterior walls of the industrial space are constructed with sandwich panels, providing excellent thermal insulation.

Large windows in both the office and industrial sections allow ample natural light to flood the space, creating a pleasant and productive working environment. The windows and roof skylights in the industrial area are carefully oriented northward, minimizing excessive heating during the summer months.

 

Additionally, the installation of solar panels is planned to offer tenants significant energy savings while contributing to sustainability and reducing the facility's environmental footprint.

Industrial Section

The industrial section of the facility spans 2,000 m² of completely open space, offering exceptional flexibility to accommodate diverse user needs.

The height to the roof girders is 9 meters, while the total facade height reaches 10 meters, providing an optimal working environment for various industrial and logistical operations. The structure is pre-designed to accommodate a crane track measuring 14 x 50 meters, further enhancing the functionality of the space.

​The facility is equipped with four large industrial doors, each measuring 5.5 x 5.5 meters, enabling tenants to efficiently plan production lines and streamline workflows.

The floors are made of high-durability ferroconcrete, ensuring safe movement of heavy forklifts and the installation of demanding equipment, guaranteeing longevity and reliability in daily use.

The foundational structure is designed to support the addition of an extra floor, giving tenants the flexibility to utilize the space for retail activities or other purposes requiring expanded capacity.

This industrial space is the perfect solution for modern business needs, combining flexibility, durability, and the potential for future growth.

Office space

The office space, covering an area of 540 m², offers spacious and well-designed facilities. 

The first floor features a reception area, work offices for staff, meeting rooms, and employee locker rooms.

 

The upper floors include additional offices and meeting rooms, with the innovative addition of partially glazed observation decks that provide a clear view of the production processes in the hall.
